Houston is already a value market by US standards, but the spread inside it is wide — $1.16 to $6.97 per ft² a month for essentially the same glass, parking and security. Our catalogue holds 138 private offices under $1,000 a month, 65 under $500 and 189 under $1,500. Here is where they are.
The cheapest rooms on the list
The floor is $125 a month for a 54 ft² fitted room at Pennzoil Place, 700 Milam, Downtown. At $130 there are 43–86 ft² rooms at Post Oak Boulevard 2700 in the Galleria, River Oaks Tower on 3730 Kirby Drive, One Riverway on South Post Oak Lane, 2100 West Loop South, 1400 Broadfield Boulevard in the Energy Corridor and Chasewood Technology Park on State Highway 249. A 129 ft² room in the Wells Fargo Building at 13201 Northwest Freeway is $290; 118 ft² at 363 North Belt is $312.
The lowest rates per ft²
If you are taking real square footage, the cheapest asking rates in the listing are $1.16 per ft² at 4801 Woodway Drive in Uptown and 1001 South Dairy Ashford in west Houston, then $1.51 at Post Oak Boulevard 2700 and 3663 N. Sam Houston Parkway East, and $1.72–$1.74 at 2500 CityWest Boulevard in Westchase and 3730 Kirby Drive. Northwest Houston as a whole is the value submarket, typically $2.60 per ft².
Small offices: what actually exists
Small suites are the strongest part of Houston supply. The listing carries 47 units under 150 ft², 126 under 300 ft² and 258 under 600 ft² — enough that a one- to six-person team can shop on price rather than take whatever is left. Fitted rooms include internet, cleaning and reception, so the monthly figure is the whole cost, not the starting point.
Four ways to pay less for the same room
Go one ring out: Westchase, the North Loop and the North Belt price well below Downtown and Uptown for comparable buildings. Skip the trophy floor — the same tower rents identical layouts cheaper lower down, and every unit in our listing shows its floor. Right-size to 26–100 ft² per person instead of buying a growth buffer. And trade commitment for rate: serviced operators discount 10–15% for a 12-month term and often waive the setup fee, while conventional landlords give free months on three-year deals.
Where to look next
Sixteen buildings in our catalogue list ten or more available suites at once — those are the addresses where landlords negotiate. Sort the Houston office listings by monthly price to see every unit under your budget; viewings are free and tenants pay no fee.
