Ten buildings, 72 available suites, asking $1.75–$6.97 per ft² a month and typically $3.39 — the highest of any Houston submarket. Addresses include Pennzoil Place at 700 Milam, 1201 Fannin Street, 1200 Smith Street, 440 Louisiana and 700 Louisiana Street. Monthly prices run from $125 for a fitted room to $35,800 for a 15,414 ft² floor. This is where law, banking and energy trading sit; parking is garage-only and billed separately.
Uptown and the Galleria (77056, 77027, 77057)
The deepest submarket in the listing: 18 buildings and 129 suites, $1.16–$6.65 per ft², typically $2.74, with monthly asks from $130 to $36,433. Post Oak Boulevard is the spine — 1700 and 1980 Post Oak Boulevard, Post Oak Boulevard 2700, plus 2100 West Loop South, One Riverway on South Post Oak Lane and 5444 Westheimer. Prestige addresses, but not the highest rates in the city.
Greenway Plaza and River Oaks (77046, 77098, 77005)
Ten buildings, 73 suites, $1.66–$5.24 per ft², typically $2.61 — the best price-to-location ratio in Houston, halfway between Downtown and Uptown with rail access. 12 Greenway Plaza lists suites from 118 to 5,597 ft² at $316–$14,950 a month; River Oaks Tower on 3730 Kirby Drive runs from a $130 room to a 10,624 ft² floor; 2925 Richmond Avenue offers 215–9,429 ft².
Westchase and southwest Houston (77042, 77077)
Eight buildings, 47 suites, $1.16–$5.15 per ft², typically $3.31, monthly $140–$30,690. One Westchase Center at 10777 Westheimer, 2500 Wilcrest Drive, 2500 CityWest Boulevard and 9801 Westheimer Road anchor a district built for engineering and oilfield services — free surface and garage parking, and easy access from the Southwest Freeway.
Energy Corridor, Katy and Memorial (77079, 77084, 77024)
Twelve buildings between them and 94 suites. The Energy Corridor asks $2.09–$4.94 per ft², typically $2.67 — One Katy Plaza at 11111 Katy Freeway, 16225 Park Ten Place, 1400 Broadfield Boulevard. Memorial and CityCentre (77024) price higher at $2.32–$6.32, typically $2.94: 950 Echo Lane, 800 Town & Country Boulevard, 10497 Town and Country Way.
Northwest and North Belt (77040, 77092, 77060, 77032)
Thirteen buildings and 107 suites — the value end. Northwest Houston asks $2.24–$5.15, typically $2.60: the Wells Fargo Building at 13201 Northwest Freeway, Brookhollow Central III on 2950 North Loop West, Chasewood Technology Park.
