What office space costs in Houston

Asking rents run from $1.16 to $6.97 per ft² a month, typically around $2.76. A typical unit is about 775 ft² and rents for roughly $2,740 a month. The monthly spread is enormous: $125 for a 54 ft² fitted room at Pennzoil Place on 700 Milam, up to $197,235 for a 94,356 ft² block on Broadfield Boulevard. Against the coastal CBDs the gap is dramatic — a Houston floor at $2.76 per ft² costs roughly half of what a comparable Manhattan floor commands, and Texas adds no state income tax on top.

Why the rate per ft² varies so much

Three variables move the number. Unit size: the 126 rooms under 300 ft² are priced per room with internet, cleaning and reception bundled, so their per-ft² rate reads high while the monthly total stays small. Building class: refurbished Class A towers on Post Oak Boulevard and Louisiana Street ask $3.10–$6.32, while well-run 1980s stock on the North Loop and the Northwest Freeway sits at $2.25–$2.69 for the same glass, parking and security. Service level: a shell leaves fit-out, utilities and furniture to you; a serviced suite includes all three.

Read by submarket, the catalogue gives a usable class proxy. Downtown (77002) asks $1.75–$6.97, typically $3.39 across 72 suites in 10 buildings. Uptown and the Galleria — 18 buildings, 129 suites — run $1.16–$6.65, typically $2.74. Greenway Plaza and River Oaks: $1.66–$5.24, typically $2.61. Westchase: $1.16–$5.15, typically $3.31. The Energy Corridor and Katy: $2.09–$4.94, typically $2.67. Northwest Houston is the value end at $2.24–$5.15, typically $2.60.

What a tenant actually gets in 2026

Depth of supply is the leverage.
